STRUCTURE - the home's structural components including the foundation, crawlspace, basement, floors, walls, ceilings, roofs and any columns.
EXTERIOR - the home's exterior wall cladding, flashing and trim, entryway doors and a representative number of windows, any garage door operators, any decks, balconies, stoops, steps, areaways, and porches & railings, eaves, soffits and fascias, any vegetation, grading, drainage, driveways, patios, walkways and retaining walls with respect to their effect on the condition of the building. The inspector operates all accessible entryway doors and representative number of windows including any garage doors, manually and/or by using permanently installed controls of any garage door operator, (and some common area items in condominiums and co-ops.).
ROOFING - the roof coverings and material, roof drainage system, flashing, skylights, chimneys and roof penetrations.
PLUMBING - the interior water supply and distribution system including piping materials, supports and insulation, faucets and fixtures and looked for functional flow, leaks, cross connections, water closet flush valves and bidet, hose faucets, interior drain, waste, and vent piping and associated supports and pipe insulation were observed as well as its functional drainage and any signs of leaks, hot water systems including the equipment, normal operating controls, automatic safety controls and chimneys, flues, and vents, fuel storage and fuel distribution systems including interior fuel storage equipment, supply piping, venting, and supports and any associated leaks, and the sump and sump pump and safety lid and backup system. The inspector operates all plumbing fixtures, including their faucets and all exterior faucets, (weather permitting), attached to the house.
ELECTRICAL - the service entrance conductors, service equipment, grounding equipment, main over-current device, main and sub distribution panels, amperage and voltage ratings of the service, branch circuit conductors, their over-current devices, and the compatibility of their amperage and voltage. Observe the operation of a representative number of installed lighting fixtures, switches and receptacles located inside the home, garage, and on its exterior walls. Observe the polarity and grounding of all readily accessible receptacles within 6 feet of interior plumbing fixtures, in the garage or carport, and on the exterior of inspected structures. Operate any and all readily accessible Ground Fault Circuit Interrupters. Determine general condition of wiring and techniques followed. Remember, electrical code is the minimum safety standard.
HEATING - the permanently installed heating system equipment including solid fuel heating devices, normal operating controls, automatic safety controls, chimneys, flues, and vents along with the distribution system equipment including any fans, pumps, ducts and piping, with supports, dampers, insulation, air filters, registers, radiators, fan coil units, and convectors, and the presence of an installed heat source in each exterior room.
CENTRAL AIR CONDITIONING - the cooling and air handling equipment, the operating controls, and distribution system. The system, if operated, is done so following the manufacturer's requirements and using the normal operating controls provided. The outdoor temperature needs to be 65 degrees or higher to test operate, and the compressor unit has to be exposed to a minimum temperature of 60 degree Fahrenheit for the past 24 hour period. Below this temperature, the liquefying freon/coolant can cause extensive compressor damage. Note, some inspectors risk operating systems below this temperature.
INTERIOR - the walls, sumps, ceilings, floors, steps, stairways, balconies, and railings, counters and a representative number of cabinets, doors and windows. Also observed separation walls, ceilings, and doors between a dwelling unit and an attached garage or another dwelling unit and sumps.
INSULATION & VENTILATION - the insulation and vapor retarders and barriers in unfinished spaces where accessible, ventilation of attics and foundation areas, and venting systems of kitchen, bathroom, and laundry.
CHIMNEYS, FLUES & FIREPLACES - chimneys, flues, and dampers along with fireplace firebox, smoke chamber, dampers, mantles, hearth, and visible flue linings and stack.
