At AwfullyPicky.com, we are State Licensed Builders. We have the knowledge and experience you need on your side.
The structural components: includes the foundation, crawlspace, basement, floors, walls, ceilings, roofs and any columns. A representative number of structural components will be probed where deterioration is suspected or where deterioration appears to exist. We cannot damage the sellers home however during our inspection visit. Hopefully you, our client, will be along on the inspection to witness our state of the art quality control systems to give you complete and accurate reporting, and you get the photographs also.
Having witnessed and personally repaired many foundation problems, we know first-hand when to send a client to a specialist such as a Professional Engineer. We have extensive expertise and experience with failing foundation systems and poorly built structures. Patio decks also pose a major safety issue to many clients. We know our stuff and how to repair situations.
We are licensed and accomplished Michigan builders so we can probably tell you more than most other inspectors about structural conditions. We are also not shy to tell you about the environmental issues of asbestos, lead, mold and radon gas.
Some of the typical adverse structural findings reported throughout the past 14 years:
Water leakage into basement .
Seasonally wet crawlspace.
Missing, removed or badly damaged support posts.
Dangerously constructed decks and porches.
Carpenter ant, termite, bird, vermin infestation, (This condition is normally outside most inspection scopes, but, at AwfullyPicky.com, we report anything we see that we believe will affect your purchase decision. We are Michigan Department of Agriculture 7B certified. We also do termite inspections if you need one for your mortgage.)
Deteriorating foundation, retaining walls and support columns.
Unstable foundations and seasonal movement.
House and garage structure movement such as settlement, racking, etc.
Damaged trusses, girders, joists, beams.
Deformity and excessive structural loading and material failure including floor cracks and heaving.
Poor construction in material or workmanship.
A multitude of safety issues for occupants including missing and expensive fire stopping and draft stopping. (Many inspector's ignore this important safety component. At AwfullyPicky.com, we know you want this information. We report anything we observe that we believe will affect your purchase decision.)
Premature sags and bows in building components.
