At AwfullyPicky.com, we are Industrial Electricians and Michigan Licensed Builders and maintenance contractors. We have the knowledge and experience you need on your side.
Scope of the Electrical Inspection: the service drop and entrance conductors, cables and raceways, service equipment, main disconnects, service grounding, interior components of service panels and sub panels, conductors, over-current protection devices, a representative number of installed lighting fixtures, switches and receptacles, Ground Fault Circuit Interrupters. Again if we exceed this scope of the electrical system we c do so as a professional courtesy. We attempt to prevent our clients from ever having to say that we didn't tell them about "this or that".
Note that electrical code is considered the minimum safety standard. We have wired many homes and are quite knowledgeable about what poor and dangerous home owner wiring, (usually done without an electrical permit or inspection. Electrical fires are still a major cause of house fires.
Even minor electrical problems must be repaired immediately as a house fire or electrocution may occur. As building remodelers we have wired in many a tight situation.
We tell you how to maintain many of these components. You are welcome to use our extensive maintenance schedules available at our home page. The AwfulPicky.com Info Line!!!
Some typical adverse electrical findings reported throughout the past 14 years:
Unsafe or poor wiring techniques and/or installation that poses a safety risk. (Many inspectors minimize the extent of these unsafe conditions. Many inspectors do not open the electrical service panel and exclude this important duty for their inspection scope, but, at AwfullyPicky.com, we know you want this done.)
Material failure and manufacturer defects.
Improper installation.
Past or current water damage and corrosion.
A multitude of safety issues for occupants.
Aging equipment likely to fail soon or more likely to cause fire. (These conditions are normally outside many inspection scopes, but, at AwfullyPicky.com, we know you want this information. We report anything we see that we believe will affect your purchase decision.)
Conditions that make obtaining home owner's insurance more difficult.
Emergency safety and repair conditions such as loss of electrical grounding and/or potential fire hazard conditions.
Custom solutions for observed conditions.
