"You are extremely knowledgeable and extremely thorough.  I wouldn't want you inspecting my house (when I sell)." (T. Williams, home buying client - retired school administrator)

"I'm amazed - my newly built house passed all codes and received the City's Certificate of Occupancy, yet you found so much wrong...and everyone missed the missing foundation post, except you!!!" (H. Otto, new construction inspection, Dearborn)

"My friend thought his inspector was good, but he says you're a lot better."  (Michelle Eichenbaum, home buyer, Royal Oak)

"Several agents use Jerry exclusively and solely for their own home purchases.  That says a lot about his knowledge and thoroughness ... yet they are not willing to share him." (Sandy Kelly) - see premier list of real estate professionals below

"You're the only inspector who predicts what will need repair or replacement in the next five years. You've been right---so far !" (Brian Thomson, long time client and real estate investor, Orlando)

"Our (half million dollar) home sold in one week after we implemented your repair and staging recommendations." (Thomas O'neill, seller's inspection, Oakland Twp.)

call Jerry at 248.224.0258 - to schedule a truly professional inspection at a reasonable  rate. (The following information is needed when quoting the inspection fee:  ... In how many days will you need the inspection? ... what community is the property located?  ... Roughly, how many square feet is the home? ... Roughly, what year was the home built? ... Is there a basement or crawlspace under the home? ... Are any additional buildings to be inspected? ... Are any utilities turned off? ... Is the property in poor condition? ...  anything unusual about the property?  When scheduling the inspection we need: the address and name of the major nearby cross roads,  your name, and your emergency phone number.  Clients who cannot attend the inspection must pre-arrange payment.  A $25 fee is charged for cancellations made less than 24 hours before the scheduled inspection. For your convenience, our phones are answered from 8 AM to 10 PM. You can also leave a message.)

Why demand an ASHI professional:

Knowledgeable consumers know: the devil is in the details. "the top 25% of members in any profession are excellent, the rest are, at best, mediocre. Unfortunately it is difficult to tell who is who, and ultimately, very knowledge inspectors who don't truly care for you, and your family and friends will short-change you"

The American Association of Home Inspectors, ASHI, ( i.e."Ash'ee") requires its' members to tell you all the important things, including safety concerns and information about old components.   The "second tier professional associations" do not.  Additionally, many inspectors will not tell you the details about mold and other environmental concerns, or identify potential sources at your inspection. We do at AwfullyPicky.com home inspections of Southeast Michigan.

The standards of Practice of the "the second tier associations" such as National Association Of Home Inspectors, (NAHI), or the National Association of Certified Home Inspectors, (NACHI), may avoid telling you about the potential problems with old and worn components - as long as they still function without regard to expected useful life.  They may also avoid telling you about safety or environmental concerns when following the weaker standards they ascribe to.

To compare home inspection associations browse NACHI, NAHI and ASHI web sites.

Remember, it is not just what they inspect, but more importantly what they won't or not required to report to you. They sound very reasonable, but they only stand behind the standards they ascribe to, but many give lip service to exceeding all the standards but stick with the weaker ones.

You know to expect that old components will require repair and replacement soon, and that nothing lasts forever.   These conditions include major items such as roofing, HAVC, plumbing, windows, siding, structure, and electrical systems being too old or posing a major health, safety or other financial risk for you and your family.  Old components are, by NACHI standards, "not in and of themselves a major defect".  Such an attitude can cost you grief, time, and money when components are beyond their expected useful life.

Visit:  www.ASHI.com to review the American Society of Home Inspectors Standards of Practice, (purpose scope and ethics).  ASHI believes it is unethical not to inform you about safety concerns, or warn you to anticipate upcoming costs of old, worn, and possibly less safe systems and components, (even though the systems and components still function).

Is your inspector an ASHI member, or

better yet an AwfullyPicky.com professional?

AwfullyPicky.com inspectors tell you more in an honest and worthwhile way.

Smart home buyers prefer an AwfullyPicky.com Home Inspection performed to ASHI Standards under the quality control safeguards by AwfullyPicky.com, (ISO 9003 - 2000 ready).  Buyers want to tour their home with someone they can trust, and ask questions of ... even long after the inspection.  Buyers want full disclosure about their home's conditions, and to fully understand what it all means both now and in the future.
